Following an extensive £1.8m programme of retrofit refurbishment works, 8 South Crescent, Cody Road Business Park, an 45,000 sq. ft industrial site in London’s Canning Town, has boosted its EPC rating from ‘D’ to ‘A’.

The property, a 1980s warehouse located 2.5 miles from Docklands at a premier business park, was deployed until recently as a last-mile logistics hub for a storage and distribution business.

When those occupiers moved on, Workman negotiated a dilapidations schedule, which led to a successful claim.

The Workman Building Consultancy team was instructed to project manage an extensive refurbishment and retrofit of the property.

Workman’s Building Consultancy team, led by Alex Weeks, Partner, began the project in September 2022 delivering to practical completion in February 2023, in collaboration with contractors, Faircloth Construction.

The elevated EPC A-rating was achieved through a combination of factors according to a strategy devised through collaboration with the Workman ESG team to assess the most beneficial strategies in terms of energy efficiency.

To hit the coveted A-rating, old-style fluorescent lighting was replaced with high-spec LED lighting, gas boilers were removed and replaced with a VRF heat pump system, EV charging points were added and solar PV panels were installed on the roof, expected to deliver an estimated annual output is 41251kWh of the property’s power supply. Based on Part L model results, the solar PV panels will provide enough renewable electricity to offset the annual operation of all internal lighting, according to Watkins Payne, the EPC assessor for the project.

Workman’s intelligent building operating system (IBOS) will also be installed for its automated meter reading capability, while landscaped areas to the front and rear of the property will be planted with wildflower seeds to create biodiverse meadow spaces.
