Successful asset management initiatives are fundamental to maximising client returns. We recognise that all building projects differ and that the value of a project is not always an indication of its importance.

Building projects are funded from different sources and we appreciate that this affects strategy.

We will always robustly assess and test the brief – regardless of value – prior to recommending a strategy and allocating a team. We also recognise the need for a cost effective and flexible approach to procuring building work.

Our strong links with specialists, consultants, designers and engineers means that we are able to quickly recommend, assemble and manage the appointment of a team to suit the particular needs of a project and use our relationships to drive value for money and performance.

We will manage the consultant team on behalf of the client and provide a single point of client contact.

Service charge recoverable work

Our knowledge of the contracting market enables us to identify and recommend contractors with the appropriate skills and experience for a particular project.

Our robust procurement process ensures we select contractors who meet our high standards.

The procurement of service charge recoverable work must align with lease terms and the RICS Professional Statement Service Charges in Commercial Property. Capital projects may be subject to pre-letting agreements, which must be reflected in building contracts and in the project management approach.

Our approach is based on project risk, change and quality management methods, aligned with the building contract, legal environment and funding strategy of the project. This ensures an asset-wide approach to building projects.
