To provide management advice to a pension fund of a FTSE 100 company, during the development of the prime Vangarde Shopping Park in York.
Workman Retail was appointed to liaise with the development team during construction and subsequently on the day-to-day management from completion.
This involved advising on the design and finishes, specifying and tendering the site services, recruiting a Centre Manager, developing an appropriate marketing plan to support the launch and managing the tenant fit-out process to ensure quality and consistency.
Workman Retail helped ensure the scheme was delivered to exacting standards, ensured the common services were aligned with the tenants’ requirements and maximised future service charge recoverability.
Our client had agreed to fund the £90m Vangarde Shopping Park in York and subsequently purchase the scheme on completion. Workman Retail was appointed to provide management input to the development team/seller during construction and subsequently on the day-to-day management from completion.
The use of Grade A materials and finishes was paramount. We oversaw and ‘signed-off’ on specifications and plans of all elements to the common areas; steering the developer down a route that considered the whole life cost of materials and therefore easing management in future years.
As the scheme was being constructed we worked with the developer and retailers to agree the scope and specification of services that would be required.
Service contracts for traffic management, cleaning, security, M&E and marketing were specified and tendered. Each retailer was met individually, consulting with them to ensure the draft budget met with their own aspirations for this showcase scheme.
We worked with the retailers, public transport bodies and city council to minimise car-borne travel by the 1,200 retail staff and helping to ensure the scheme achieved BREEAM Excellent standard.
Specifically, we liaised closely with the John Lewis team whose unit subsequently achieved BREEAM Outstanding – the first department store in the world to achieve this certification.
This is the highest possible rating and reflects the numerous sustainable, carbon and wildlife initiatives that have gone into the development.
We successfully recruited a Centre Manager who assisted with both the consumer and corporate marketing and co-ordinated a number of high profile launch events with the media and other stakeholders.
Each occupier sought to install their latest fit-out, with many looking to trial new concepts at this high profile scheme. We liaised with each occupier to meet their requirements while maintaining consistency with the rest of the scheme, and also complying with the relevant H&S, legal and site standards.
The scheme successfully launched in April 2014 to critical acclaim following lettings to John Lewis, M&S, Next, Giraffe, Prezzo, Ed’s Easy Diner, Costa , Nando’s and Frankie and Benny’s.
