The Site Waste Management Plans Regulations 2008 came into effect on 6 April 2008
These regulations are further evidence of Government’s efforts to reduce waste and encourage recycling, both of which have traditionally been given little regard in construction. Drafted in a very similar style as the CDM Regulations, the client has a responsibility to appoint a principal contractor to prepare a Site Waste Management Plan which amongst other things must cover what waste is being created, how much and how each item of waste is to be disposed of.

Energy Performance Certificates
As from 6 April EPCs have been required for the construction, sale or rent of commercial buildings over 10,000 sq m and similarly since 1 July 2008 for commercial buildings over 2,500 sq m. The final date for compliance of all commercial buildings (with limited exceptions) is 1 October 2008 although if a property is on the market before this date and remains on the market, an EPC must be in place by 4 January 2009 at the latest.
The 4 January 2009 date also applies to the first inspection date for air-conditioning systems to have been completed by and similar phasing in provisions are in place for this requirement.
