Scope of Instruction:

Party Wall and Neighbouring Matters

Client:

New Star Property Unit Trust

Property:

High Street, High Wycombe

Summary:

The project comprises the redevelopment of a large proportion of the town centre and this particular phase sits between a shopping centre and bank. Workman was instructed as Adjoining Owner’s Surveyor for this neighbouring interest. The original building was demolished in order to allow for the redevelopment to take place.

Due to the procurement route and lack of as-built information the Party Wall Awards were set up in phases; demolition, substructure and superstructure. After consultation of the title documents it was discovered that the boundary line sat along the line of the building being demolished which was completely independent to the Adjoining Owner’s building.

Consideration had to be given to the design of the new party wall to make sure this was reinstated with the same flexibility for future development as previously; this included permanent bracing and weathering of the previously enclosed gable wall.
