Summary:

The property comprises a 35,000 square feet office building which had been let on a full repairing lease which expired in June 2005.

Workman was initially instructed with regard to preparation and negotiation of the dilapidations claim.

Faced with two empty buildings (Amadeus’ sister building Aeolian was also vacant), the client decided to proceed with works of reinstatement, repair and refurbishment to both buildings as there was no interest in the market in their then condition, and in order to substantiate the dilapidations claim.

The works undertaken and the costs of the claim finalised, the dilapidations claim was progressed and brought to conclusion.

Aeolian went under offer during the course of the works, and within six weeks of completion of Amadeus, this building was also let.
