Summary:
The property comprises a two storey multi let office building in North Bristol. The First Floor lease was due to expire and the tenant vacate.
Workman was instructed to prepare a Terminal Schedule of Dilapidations and Statement of Claim, and subsequently to negotiate a settlement with the outgoing tenant.
The floor was subsequently repaired and refurbished on a phased basis, including the common parts and main reception. The refurbishment of the common areas and one wing (4,000 square foot) was undertaken speculatively and whilst work was in progress a lease for this wing was agreed with a new tenant. As a result the remaining space (8,000 square feet) was again speculatively refurbished and a new tenant secured at completion of the project.
Workman designed, specified, tendered and administered the works. Close liaison between the Workman Property Manager and Building Surveyor ensured that disruption to the existing tenant was kept to a minimum.
