Case Study 6 - Building Projects

Scope of Instruction:

Project Management, CDM Co-ordinator and Party Wall Surveyor for extension to existing shopping centre.

Middleton Shopping Centre, Middleton, Manchester

Summary:

Workman was appointed lead consultant for this project, involving a spend of £5.6million over a 38 week contract; Workman’s duties included project management, statutory liaison and contract administration.

Workman’s involvement included liaison with solicitors in respect of Agreements for Leases with four new tenants and Deeds of Variation/Surrender with 15 existing tenants.

Other legal issues involved Highways Closure Orders, Easements/Building Over Agreements, and liaison with the local authority and the Regional Development Agency.

Workman also undertook the role of CDM Co-ordinator. The site was a live shopping centre with heavy pedestrian traffic and involved detailed interface with the adjacent bus station.

A full tenant liaison role was also undertaken as well as approval and monitoring of the new tenants’ fit-outs.
