Summary:

The property is situated in the centre of Birmingham and comprises nine storeys of purpose built office accommodation, providing approximately 95,000 square feet net lettable area.

The current occupier has a 25 year FRI lease, however has exercised a break option and will be vacating the building July 2008.

Using the monies secured as part of the dilapidations settlement together with a capital investment from the client, Workman was instructed to procure the necessary repair and refurbishment works to bring the property back into Grade B office accommodation suitable for short term re-letting (four-six years), with a further more substantial refurbishment planned, following the Landlords plans to undertake a £400 million modernisation scheme to New Street railway station.
