Summary:

These five residential blocks date from the early 1900s and comprise 90 individual flats.

The blocks are constructed with solid masonry external walls, clay tiled mansard roof slopes, lead covered dormers, and built-up bituminous felt flat main roofs.

M&E services include shared cold water storage from roof level tanks, communal hot water provision, heating to entrance halls, passenger lifts, lighting and emergency lighting.

Workman prepared a 10-year Planned Preventative Maintenance Programme on the structure and fabric of the buildings and arranged for a similar report from a Services Engineer, which was incorporated in the final PPM Programme.

Due to the volume of ‘catch-up’ repairs needed, the Programme has been phased to tackle the backlog works in the early years, after which a planned maintenance regime can be followed.
